Anchoring the corner of Hickory and 2nd Streets downtown Mankato, the 6 story HECO building is a fixture in the urban core of the city. However, the dated facade of the building and inefficient interior spaces have led to a project to completely renovate the structure. I&S Group designed exterior and interior renovations, along with site improvements including a parking structure.
The eye-catching design intends to strengthen the building's presence on the corner of Second and Hickory by creating a tower that follows the design motif of a Parson's table; a modernist square or rectangular table whose four, flush, square legs are equal in thickness to the top. Emerging from the existing three-story volume the form provides a framework to attach tensioned fabric structures which create an iconic image and allow some shading for the fourth floor roof top patio.
Core renovations included corporate office remodels, as well as major improvements to the public spaces, including flooring, wall coverings, lighting, and ceiling panels. Two floors of the renovated space has become the new location for our Mankato office.
