The demolition of two historic residence halls, the Gage Towers, ushered in the need for new student housing at Mankato State University (MSU,M). The nine new buildings, eight residence halls and one office building, were christened The Quarters. In collaboration with The Tailwind Group, ISG assisted MSU,M in planning and designing several of the new buildings and the on-site pool.

Location played a key role when creating preliminary designs. The Quarters was built within a gated community to provide maximum security. Residing along a public transportation route, the complex also offers a convenient route to classes and local businesses. ISG’s environmental professionals worked with designers to develop landscaping designs that preserved 90% of the wooded space and mature trees, retaining much of the area’s natural beauty. ISG also helped overcome larger setbacks in pre-existing obstacles, such as working around an eight-foot berm and water main easement that ran throughout the property.

The 13-acre development space ranked student functionality and luxury as top objectives as a means to promote MSU,M as a leader in student housing opportunities. The architectural blueprints present flat and town-home style layouts that can hold two, three, and four bedrooms. One of the most upscale student living options in the region, every apartment has a patio or balcony, a bathroom and walk-in closet for each bedroom, and laundry amenities. The Quarters also features a 24-hour fitness center, lounge, and golf simulator, as well as a pool and hot tub. When finals time comes around, students have individual and group study areas and lounges in all of the buildings. Mechanical and electrical engineering plans also enabled maintenance workers to access all HVAC and utility equipment without entering apartments. Overall, the extravagant designs and entertaining amenities attracted the attention of the Minnesota Vikings, who reside at The Quarters during their annual summer training camp.
